Prices held up
The median sale price rose 9.5% from last October. It did slip from September, but October dipped in 2024 and 2025 too. That's a seasonal pattern, not a reversal.
The average sale price fell while the median rose. That usually means fewer high-end homes sold this month, not that values dropped.
Homes still sell quickly
The typical home went under contract in 14 days, versus 11 last October. That's still fast. Homes sold for about 0.9% over asking, well below the 3–4% seen this spring. Bidding wars have mostly cooled for now.
The number to watch: new contracts
Only 110 homes went under contract in October, down 44.7% from 199 a year earlier. Fewer buyers committing now likely means lighter closings in November and December.
What it doesn't tell us is why it happened, or whether it continues. One month isn't a trend, and recent weeks are often revised upward as late entries are recorded.
The year so far (Jan 1 – Nov 1)
Prices are up steadily for the year, while fewer homes have been listed and sold.

Single-family homes have a median of $500,000 this year, up from $470,000 in 2025. Condos sit at $255,000, up from $240,000.
Price growth is steady, not speeding up. The median rose about 12% in 2024, 7% in 2025 and 7% so far in 2026. Since 2023, the county median has climbed from $360,000 to $460,000.
Low supply is a big reason prices keep holding. The county had 3,610 new listings in 2019, compared with 2,513 in all of 2025.
Inventory depends on your price range
County-wide, there were 377 homes for sale as of November 1, or about 2.2 months of supply. But that number looks very different by price.

Under $600K, supply is still tight and buyers compete. That range closed about 3.9% over asking this summer and fall, with a median of 7 days on market. Above $600K, buyers have more choices and more time.
What this means for you
If you're buying
There's less competition than in the spring. Homes now sell for under 1% over asking, on average, compared with 3–4% earlier this year.
About 31% of homes for sale have had a price cut, averaging roughly 10%. On those homes, there's real room to negotiate. Homes under $600K are still the most competitive, so be ready to move quickly there.
If you're selling
Values are up from last year, so your equity is likely intact. But pricing matters more now than it did six months ago.
Homes that needed a price cut got one a median of 45 days after listing, then went under contract a median of 13 days later. Pricing right from day one can save you that wait. Above $600K, where buyers have more options, presentation and pricing matter even more.
If you're a homeowner just watching
The county median has risen from $360,000 in 2023 to $460,000 in 2026. Nothing in this data shows that value eroding. The slowdown is in activity, not prices.
What this data can't tell us
Market data is a snapshot, not a forecast. Being clear about its limits is part of reading it well.
- Why contracts dropped in October. Interest rates, the economy and buyer sentiment aren't part of this report.
- Where prices go next. The numbers show momentum, not a prediction.
- What your home is worth. County medians blend very different towns, price points and property types. Your street tells its own story.
